Homes sales (and to a lesser extent condo sales) have been very competitive in the Toronto Real Estate Market lately. You should arm yourself with the best possible information available before making a real estate decision. If you’re looking to buy or sell property in Toronto this spring, you should start your research now.
This week, you should ask your agent to start sending you listings of condos and/or homes that meet your search criteria. If your agent asks to meet with you, do it. Whenever possible I always meet with my clients to get a deeper understanding of what they are looking for in their next property. It enables me to act as their consultant, not just their salesperson.
Go and see every property that looks like it might be “the one”. Without seeing them in person, you’ll never know how you feel inside them, you won’t get a feel for the flow of the property, and you won’t have first hand knowledge of the condition of the property (or it’s chattels). Ask your agent to track the property if you can’t schedule a showing, think that it’s too far from what you are looking for, or just aren’t quite ready. At least this way you’ll see if it sells, and what it sold for.
Then, when you’re ready to make an offer you should ask your agent for a more detailed analysis of the comparable properties that have sold in the area.
